Are BAD AGENTS Making it Harder on all of us?

And they are the MOST IMPORTANT since they are REPEAT CLIENTS!!!

#1 The Orlando MLS System allows Secure Showing Instructions for REALTORS EYES ONLY yet they'll put in the instructions CALL LISTING AGENT. So we call their cell # and they don't answer and don't call back for hours if at all. MAKE IT EASY TO SHOW YOUR LISTINGS!

#2 I presented an offer to a listing agent by email on Friday at 6:12pm and at 6:18pm the agent sends back an email that says I will forward to the seller but XYZ and YXZ have to be removed because the bank won't accept it. LET THE SELLER ACCEPT OR REJECT OFFERS!

#3, #4, #5 Buyers agents doesn't lock up, let their clients use the bathroom when the water is off, make an appointment with the seller to see the home and doesn't show up and doesn't call to cancel. CUT THE CRAP!

Working as a REALTOR is tough enough so if you cannot act as a professional and follow the rules,

                               GET OUT!!!

Thank you very much once again for your guidance in selecting a Townhouse for my daughter. Your straightforward and professional approach was not only impressive but greatly appreciated ! Rene

A Long Enjoyable Relationship

: "Over the year that it took to sell our house in Knoxville and buy a house in Winter Springs I had the opportunity to spend a lot of time with Richard Shuman. From the beginning he understood what we wanted to buy. He took us to a good selection of homes in Winter Springs and we managed to refine what and where we were hoping to buy. When our house in Knoxville finally sold Richard moved into high gear with us to find an excellent house and help us negotiate a good deal. He handled all the transactions, including our mortgage, with a high degree of professional competence and efficiency. Our closing went smoothly and effortlessly and we moved in just 7 days after closing on the sale of our Knoxville house. Perfect timing! My wife and I recommend Richard, especially to "experienced" buyers, because of his ability to quickly learn what the buyers are looking to purchase and then his laser sharp focus on helping them find it."  Dave W.

Great Experience!!

"Richard was everything that I wanted in a realtor!! He listened to what I wanted and delivered. I flew in from Ohio for a weekend in order to buy a house. We went out and in one day had the offer accepted on a wonderful house. He continued to help me throughout the closing process and even set me up with a great insurance agent. I would definitely recommend Richard to anyone that is looking to buy or sell a home with out dealing with all the BULL!! Thank you so much Richard!!" Dr Marian M.

"Richard was very helpful in the search for our home. He went out of his way to take us around to different locations meeting our criteria, even one that was not on our list-which is the one we bought! He was very prompt in returning calls and aiding us with financing. He played the advocate for us with our mortgage lender. The whole process was pleasant and almost stress free."  Amanda H.

As a 203k consultant I have waited for a couple of Realtors to open a home for an inspection, most are great and some act like they aren't interested in putting the time in.

Representing a buyer can be a tough job, but when a buyer is willing to pay me to do an inspection they are serious about purchasing the property, but I have had to track down and wait for an agent to set up entry for myself and the buyers?

What's up with that.

The hard working agents do make those sales.

Well yes they are!  The question is, why are they still in business?

Bad agents do make our job harder, and give Realtors a bad name.  Too bad we can't always leave ego aside and just work together to to make every deal a win-win for our clients.

Coral - great question!!!!

Richard - I agree 100%!

Paul - either that or they are working another job and shouldn't be a REALTOR!!!
